The MLS with it’s mighty wide-reaching net of exposure is a huge benefit for all sellers, so here at Lowes Flat Fee Realty we strive to provide the most benefit at the least cost to all sellers and their individual needs.
Our Showcase Flat Fee MLS listing plan has been a boon to those sellers that are just looking to get the exposure for their properties. They are often comfortable and experienced in the selling process with its valuation, negotiating, contract preparation and review, along with the follow-up with all parties as the sale moves to closing. With the acceptance of those responsibilities they use our Showcase Flat Fee MLS service to get the best return with the least cost; it is a very successful program.
We have found more recently that some of our sellers have been hoping for some other convenience features; we include these now in our Premium Flat Fee MLS Plan. In addition to including an unlimited amount of open house postings, the Broker Bay agent scheduling program and the auto direct phone forwarding has been included. To make listing your property as easy as possible Lowes Flat Fee Realty has developed an online electronic program to streamline that process, and to expand that under this Premium Flat Fee MLS Plan we have added the usage of Doc-u-sign or a similar service called Authentisign to make handling all the contracts throughout the selling process easier for our sellers.
Many of our Oregon sellers have realized, as we have as well, that they would benefit from having some additional support as they were pricing their properties, reviewing offers and preparing counter offers as well as the various addenda that comes up. The Oregon MLS (Multiple Listing Service) – What is it?
The MLS is a service owned and operated by local boards of Realtors, it provides great exposure for listings that are for sale by facilitating access to all agents and potential buyers looking for properties in a specific area. Many folks will ask if there is a national or state-wide MLS, and the answer is no; there is no national MLS and in Oregon there is not a statewide service either; there is local or regional service that through syndication gains national exposure.
Lowes Flat Fee Realty, in order to provide the most widespread Flat Fee MLS coverage in Oregon has chosen to join four different MLS’s here in the state. The largest is the Regional MLS (RMLS) based in Portland which covers not only the entire Portland metro area but provides primary MLS coverage in 20 of Oregon’s 36 counties. In addition, we belong to the much smaller Willamette Valley MLS, which covers 4 counties which includes Salem and surrounding area.
Recently the MLS covering southern Oregon (Medford, Grants Pass, Ashland) for better service combined their MLS data services with the Central Oregon MLS which is located in Bend. We had belonged to both MLS and now provide you coverage in both areas with the one service, Oregon Data Share. The far eastern part of Oregon, Ontario and surrounding area is actually covered by the Intermountain MLS out of Boise, which Lowes Flat Fee Realty is also a member.
