Three Flat Fee MLS Listing Service Plans for Idaho-Why?

Why do we have these different plans, why not just offer one plan? We have found in our many years of offering Flat Fee MLS Listing Service in Idaho that all people are not the same nor do they have the same needs. We have sellers that have sold through FSBO many times and are very comfortable and experienced in the home pricing, contract preparation, negotiation and real estate closing process. But what they need is the exposure for their properties. So, we showcase their properties on the MLS along with all the countless sites that obtain that information from the MLS. And what does more exposure equate to? Higher selling prices and quicker sales than those homes with that lack of exposure. Our Showcase Flat Fee MLS Service has been very successful and well received for many years here in Idaho.

But along the way we found that some folks that really would like to have a few more services offered. So, we listened and recently added our Premium Flat Fee MLS listing plan. It provides all that massive exposure of the Showcase Flat Fee MLS plan, but we enhanced it with some convenience features, such as Broker Bay agent scheduling, auto direct phone forwarding and likely the most helpful for sellers,  electronic document processing using Doc-u-sign or Authentisign throughout the entire selling and contract process. (Our listing process is fully online already!)  We also included in this Premium Flat Fee MLS plan, a combo box and free unlimited posting of your open houses on the MLS. 

Finally, we saw and many, many of our sellers have seen, the value of having an experienced professional in their corner; but the cost of those full-fee agents is just so excessive. Lowes Flat Fee Realty came up with the solution, our Full-Service Realtor plan at a fraction of the cost of full-fee agents.  We will help determine an accurate asking price as studies have shown it is imperative to be properly priced at the onset. (The final pricing decision always remains with the seller.) Just as important is when the offer time comes, brokers being available to review and explain the contract terms, making sure that there are no surprises. Preparing counter offers and working with all parties all the way through the closing process. I have witnessed that our knowledge and experience  saving sellers thousands of dollars and often time as well.  This Full-Service Realtor plan, which adds that extra assistance above our other flat fee MLS service,  has been well received by Idaho Sellers and many have expressed their gratitude for the outstanding, money saving service they received.

A lot of people ask if there is a national MLS service, and the answer is no. All MLS’s are local, or regional, owned and operated by the local Boards of Realtors, and you need to be listed in your local area. The information that is collected by these local MLS is syndicated nationally, so buyers anywhere can see a particular area’s homes that are being offered for sale.
