How Much Does a Flat Fee MLS Listing Cost?
Flat fee MLS listing services typically range from $99 to $999 upfront, with some providers charging backend fees at closing, these can range between 0.1% and 1.5%, depending on the provider and service level.
Budget Packages, often $99 to $299, will have very short listing periods, sometimes as little as 30 days. They may only allow 1 photo attached to your listing and often charge additional fees for changes or updates.
Standard Packages, typically $399 to $799, provide listing periods of 6 months to a year and allow anywhere from 1 to 50+ photos on your listing. These packages offer basic MLS access, but many come with limited support, hidden fees, or outsourced customer service — leaving sellers to navigate showings, contracts, and disclosures on their own. They’re best suited for experienced For Sale by Owner (FSBO) sellers who don’t need much guidance.
Full-Service Packages, usually $399 to $999 with a closing fee ranging from 0.5% to 1.5%, provide up to a year of MLS exposure, professional support, negotiation assistance, compliance help, and marketing strategy.

A flat fee MLS listing is a hybrid model between being a FSBO (For Sale By Owner) and being listed with a licensed real estate broker/agent. Flat Fee Agents allow homeowners to list their property on the Multiple Listing Service (MLS) — the same database used by real estate agents — for a fixed price instead of paying a 5–6% commission. This gives sellers maximum exposure on platforms like Zillow, Realtor.com, and Redfin, while saving thousands in fees.
What to Look for When Hiring a Flat Fee Realtor
Not all flat fee real estate services are created equal. Here’s what to watch for:
● Transparent pricing: Many providers have small closing fees but avoid providers with vague fees or hide their backend charges. This is a red flag.
● Listing duration: Some budget services expire in 30 days — make sure you get at least 6 months.
● Photo limits: Listings with only 1 photo get ignored. Look for packages that allow 25–50+ images.
● Direct agent access: You don’t want to hire a flat fee realtor who’s unreachable, hides their contact info, or routes you through an assistant or third-party company. If you can’t speak directly with the licensed agent, that’s another red flag.
